One Year Warranty Inspections
Why Should I Get A One Year Warranty Inspection?
You bought a brand new house, and it is amazing! However, living in it for a few months, you started noticing some defects. This is a very common. The fact is that, with something as complex as a house, mistakes can happen – even with the best builders in the business. That is why most contractors provide a One Year Warranty on new builds. The best way to get the most from your warranty is to receive an expert unbiased assessment from a Licensed ASHI Certified Home Inspector.
It is the homeowner’s responsibility to communicate concerns or issues to the Builder prior to the One Year expiration date. You don’t want to miss this important opportunity offered by most reputable Builders. However, you want to ensure all your concerns or questions are answered and addressed before the warranty expires.

Important Things You Should Know
The best time to schedule a One Year Warranty Inspection is at the 10-month anniversary. Don't fret, if you are over 10 months yet under warranty. If time is of the essence, we will get you scheduled.
It's important to note that coverage will vary from builder to builder. We recommend that each homeowner familiarizes themselves with their builders warranty coverage; as it is limited. One example of a limitation are manufacturers warranties. Builder warranties must be specific damage tied back to the construction of the home that caused or is causing damage hence the One Year Warranty offered by reputable builders.
While our warranty inspection reports do not guarantee that items will be fixed, since sometimes certain items are not covered by the builder warranty, the report is simply a way to shed light on all of the observed problem areas.

* The 60-degree limit is a manufacturer choice and not a physical limit. While some air conditioners can run below this point, residential systems should not be tested or run when it is below 60 degrees outside to prevent damaging the system.
